It boasts historical buildings, ample grazing pastures, planted pivots, plentiful water sources, and a myriad of wildlife making it a rancher's dream and a prime opportunity for a conservation easement. stone houses that were occupied by early settlers still remain on the property as well as a large stone barn and a stage stop built in the 1800s. As time passed, additional structures were constructed including two rustic main residences, a livable guesthouse, a bunkhouse, equipment shed, and numerous other storage buildings. The ranch currently is in operation running 150 head of cattle utilizing the pastures which are flood irrigated by the spring and summer snowpack runoff through a new 12 pipeline from Decker Creek. Decker Creek is also fed by numerous other springs on the mountain that keeps the water running through the pipeline year-round. In addition to Decker Creek, the ranch has surface water rights out of South Aiken and Alice Gendron Creeks. There are also three agriculture wells for supplemental use when the creeks aren't sufficient. The south well artesian more than 200 GPM and tested in excess of 2,000 GPM. The newly drilled north well produces in excess of 1200 GPM. Total allocated water rights for the ranch are 892 or 3,575 AFA. In addition to the grazing pastures, there are two newly added pivots totaling 80 acres which are currently producing seven tons per acre a year of alfalfa. Other ranch improvements include extensive cross-fencing for rotational grazing and multiple stock water tanks fed by underground pipelines. The ranch also supports a large local deer herd which yields a landowners depredation deer tag that has proven to be very lucrative. There are also many other types of wildlife including ducks, geese, sandhill cranes, blue herons, eagles, hawks, quails, antelope, and an occasional bighorn sheep. Cattle and equipment are also negotiable. Please note that the listing agent is related to the Seller.
