New Six Senses resort set for Austrian Alps

Global luxury hospitality group Six Senses will open a new resort in the famed Austrian ski town of Kitzbühel. Six Senses Kitzbühel Alps is scheduled to open in late 2025/early 2026, with a hotel, residences and the group’s signature spa and wellness amenities in the peaceful mountain town. “We’re thrilled to be expanding Six Senses’ Alpine offering, especially into such a coveted resort as Kitzbühel,” said Michael Staininger, owner of the project, in a statement. “We’ve worked hard to develop a project that will do much more for Alpine tourism and the local community than being yet another ultra-luxury resort.”

Natural fit

Six Sensesis known for not only its luxury accommodations, but for its focus on sustainability and incorporating local flair into its properties in 16 countries, from Japan and Thailand to Türkiye, Oman and Grenada – all locations chosen for their natural beauty. The Kitzbühel resort will be no exception, with the mountains and turquoise lakes of the Alps just a stone’s throw away. With the most expensive real estate in Austria, the picturesque, medieval town’s streets are lined with cafes, and its internationally renowned ski resort is one of the world’s most exclusive. Six Senses Kitzbühel Alps is being built adjacent to a protected wildlife reserve, meaning direct access to nature and, since no other developments can be built there, a lifetime of uninterrupted views.

An alpine stream flows through the property, which includes a 77-room hotel and 40 private residences – 30 apartments and 10 villas designed by Martin Brudnizki and inspired by classic Austrian chalets, all with ski-in, ski-out access. The residences enjoy the same Six Senses amenities as the hotel and are fully serviced by hotel staff. They are also, notably, granted Holiday Home Permits, which are no longer allowed for new builds, so that non-European Union citizens can still purchase second homes there. The Six Senses Spa Kitzbühel will offer a number of treatments along with an indoor lap pool heated outdoor rock pools and a signature “longevity experience.” “We want to create a space where people experience true happiness and wholeness, where body and mind are connected, and where so many things that got lost in the digital hustle can be re-established,” Mr. Staininger said, in a statement. “We need to learn to have fun again and feel good about it.”
