SHINNEYBOO CREEK CABINS 

LOCATION
Two-and-a-half hours from the San Francisco Bay Bridge on the way to Tahoe via Interstate 80, west of the summit yet in the Sierra. Sugar Bowl Ski Resort is about 15 minutes east, the Reno Tahoe International Airport a little over an hour away, and the Sacramento Airport is 1.5 hours west.

There is direct access to the Fordyce River and Nisenan Valleys, with the Pierce Creek OHV area on three sides of the property. Lake Spaulding is a short drive away for waterskiing or fishing.

PROPERTY
Fantastic retreat for a family, corporation or someone to continue the current operation as a wilderness-experience B & B. 160 acres of pines, cedars, granite boulders and other native trees and shrubs abut 750' of the South Yuba River, where there are 550' of waterfalls and large swimming pools. Gorgeous vistas, cabin and tent accommodations, a 5,000 sq. ft. lawn for weddings, barbecue to feed many, area for reception that can be tented, a manager's house and owner's residence are improvements that can be augmented to increase lodging capacity. The property is zoned recreation for 320 units and had entitlements for 123 (forty cabins, forty tent cabins, three employee residences) that the current owner has not utilized. Time Share/vacation units with restrictions on full-time occupancy are allowed per the zoning. Improvements were completed in 2004. Electricity and propane serve utilities; no phone or televisions mar the glorious experience of nature, conveniently close to civilization but away from the madness!

LODGE RESIDENCE
Built for the owners, this three-bedroom, two-and-a-half bath residence is the heart of the complex. The large chef's kitchen can accommodate large group catering requirements and serve family needs. The master suite has a loft sitting area, and two main level bedrooms share a bath-and-a-half. There is also a laundry room, outside office and entry deck.

CABINS
Eight furnished cabins with queen beds plus a sleeping loft to accommodate two to four more include fluffy cotton and down linens/bedding, a propane fireplace, microwave, coffee and tea pots, small fridge, bath with whirlpool tub, porch and some with barbeques. Each is specially located for privacy and pleasing outlook into the woods or toward the mountains.

TENT CABINS
There are ten tent cabins with beds to serve five in each plus a 27' Yurt, all sited in unique settings. Located a short walk from the river, these are away from the main lodge area via dirt road. A wonderful shower building is set against a lichen-covered boulder, and there are convenient compost toilets. A path leads to the river and a couple of river swimming pools. There is plenty of room for individual tents to be scattered among the trees and boulders.

OUTBUILDINGS
A laundry building with Maytag Neptune units to handle the cabin linens and a one-bedroom, one-bath with loft, living room and kitchen Park Model RV Manager's home are adjacent the residence.

B & B BUSINESS
"Pamping" is the word for the extraordinary experience that starts with Pete's coffee and tea and continental breakfast. The owner's residence is available with bookings for the entire property, a common occurrence with weddings that are booked every weekend in summer, generating about $80,000 a year. Approximately 1800 people stayed at Shinneyboo in 2007. The strong return business generates about $300,000 gross a year and includes two dynamic and effective web sites with an e-mail list of over 1,500. The 'resort that Google built' is booked every weekend.

The cabins sleep up to forty people, the tents can sleep up to fifty, and the Yurt and residence can accommodate ten more. There is plenty of parking in summer for big groups.

FURNISHINGS AND EQUIPMENT
The residence and cabins are fully furnished, including linens and kitchen equipment and accessories. Also included are a snow blower and tractor.

OPPORTUNITY
With additional build-out, there is potential for vastly increased revenue.
